What is an energy performance certificate and when do I need one?

The energy performance certificate rates the energy efficiency of a building. It must be presented when selling and when letting, and it gives information about the expected energy demand.

The energy performance certificate (EPC) is a document that rates the energy efficiency of a building. It shows how much energy a property is likely to need for heating and hot water, and makes properties comparable. In Austria it must be presented when selling and when letting.

What the certificate tells you

The certificate summarises key figures on energy efficiency and places the building on a scale, much like electrical appliances. Prospective buyers and tenants can therefore see at a glance whether a property is economical or energy-intensive. That affects running costs and, increasingly, the purchase decision as well.

When you need one

When selling

Anyone selling a property must present the energy performance certificate and state the key figures in the listing itself. If it is missing, the sales process suffers.

When letting

The energy performance certificate must be presented when letting as well. Tenants have a right to know the energy demand.

The energy performance certificate is not red tape, it is a selling point when the figures are good.

How long is an energy performance certificate valid?

An energy performance certificate is drawn up for a building or a unit and is valid over a longer period. After extensive refurbishment work it can make sense to have a new one drawn up, because the figures will then have improved. For a sale or a letting there should always be a current, valid certificate. Plan for it in good time, because an appointment with an expert takes a little lead time. We will tell you early on whether a new certificate is needed and agree the necessary steps with you, so that nothing is missing when you sell or let.

What this means for you

Plan the energy performance certificate in good time before you advertise, so that the sale or letting does not stall. A good rating can be marketed as an advantage; a poor one is an indication of possible refurbishment potential, see When is thermal refurbishment worthwhile?.
