Water damage in the flat: what to do?

With water damage, quick and calm action counts. First comes stopping the source and avoiding danger, then reporting and documenting. The faster you react, the smaller the damage stays.

The first steps

Stop the water and make things safe

If possible, turn off the water supply and make the electrics safe in the affected areas. Move sensitive items to safety so the damage does not grow.

Report it

Inform the manager and, where there is immediate danger, an emergency service. How to report properly is shown in How do I report a defect in my flat?.

With water damage the rule is: stop it first, then report it, then document it. In that order.

What not to do

With water damage, rushing can sometimes do harm. Do not touch appliances that may be live and do not enter flooded rooms if electricity could be involved. Do not throw damaged items away immediately – they matter as evidence for the insurer. Nor should you try to repair larger damage yourself before the cause is clear, or you may make matters worse. It is better to stop the source, document it and involve the manager. We organise proper drying and repair and see the process through, so the damage is put right fully and correctly.

Documenting for the insurer

Take photos of the damage and the affected items before you clear up. These pictures matter if an insurer is to cover the damage.
