How large should the maintenance reserve fund be?
The right level depends on the age, condition and size of the building. The aim is to finance larger repairs without sudden extra payments.
How large a community's maintenance reserve fund should be cannot be stated as a blanket figure. It depends on the age, condition and size of the building and on which refurbishment work is foreseeable. The aim is always the same: to be able to finance larger repairs without suddenly needing high individual payments.
What the level depends on
Age and condition
An older building with refurbishment due to the roof, façade or pipework needs a larger fund than a well-kept new build. The structural condition is the most important factor.
Work coming up
Where larger projects are foreseeable, the fund should build towards them in good time. Anyone who plans too tightly risks extra payments that burden many owners.
A well-filled reserve fund is not dead capital, but insurance against nasty surprises.
A common mistake
Many communities deliberately keep the fund low to keep monthly contributions small. That looks attractive in the short term but backfires as soon as a larger repair is due. The money is then missing and extra payments fall due which some owners cannot easily meet. A steady, realistic fund that grows with requirements makes more sense. We show the community transparently which work is realistically due in the coming years and derive a suitable level from that. The community then decides on the basis of real figures rather than instinct.
Why planning ahead counts
Too low a fund looks cheap in the short term but becomes expensive as soon as a large repair is due. Then high extra payments fall due which lead to disputes within the community. A realistically sized fund spreads the costs fairly over the years. How maintenance responsibility is allocated in principle is shown in Who pays for maintenance in owned and rented property?. With refurbishment coming up, How does a community of owners plan refurbishment? helps.
How we support you
We keep the fund transparently, plan requirements ahead and point out larger costs to the community early. That keeps the burden predictable and fairly shared. The specific target level we agree with the community of owners, because it depends on your building. We have looked after communities of owners in Graz and the surrounding area since 1988.
