What obligations does a landlord have in Austria?
Landlords must hand over and maintain the flat in usable condition, account correctly for operating costs and hold the deposit properly.
Anyone letting a flat takes on a set of obligations towards the tenant. The most important are: handing over and maintaining the flat in usable condition, accounting correctly for operating costs and holding the deposit properly. If these obligations are met cleanly, the tenancy usually runs without conflict.
The central landlord obligations
Handover and upkeep
The flat must be handed over in usable condition at the agreed time. During the tenancy the landlord bears responsibility for upkeep to a certain extent. Exactly which work that covers depends on the legal framework and the contract.
Operating cost statement
Operating costs paid in advance must be accounted for traceably. A proper annual statement creates trust and avoids disputes. How that works is shown in What does a property manager do?.
The deposit
The deposit must be held separately and properly settled at the end of the tenancy. Justified claims may be deducted, the remainder must be repaid.
Good letting is no accident, but the result of clear obligations reliably met.
What a clean start brings
Many later conflicts can be avoided at the very beginning of a tenancy. A clear contract, a precise handover record and a documented handover create certainty for both sides. If the condition of the flat is recorded at the start, there is less argument about the deposit at the end. A fixed, reachable contact for the tenant also prevents problems, because small matters are settled quickly. As managers we provide this clean basis, take on the ongoing communication and look after accounting and upkeep. That way your tenancy runs in an orderly fashion from the start, and you do not have to deal with the day-to-day yourself.
How we take the load off landlords
As managers we take on handover, accounting, communication with the tenant and compliance with your obligations. That keeps your letting legally sound and low in effort. How quickly we find suitable tenants is set out in How quickly do you find a tenant?. Arrange a conversation and we will look at your property.
