What a property valuation costs depends on the type of property and the level of detail required. A first market assessment is something different from a detailed valuation report for a court or the tax office. Effort and price differ accordingly.

The two levels

There are essentially two different kinds of valuation:

• a market assessment to prepare a sale or letting
• a formal market value report for legal or tax purposes

When each makes sense

For a sale or letting, a sound market assessment is enough in most cases. You need a formal report above all when a value must be proven in a legally binding way, for example on inheritance, divorce or towards authorities. Often at no separate charge
